Sometimes in real estate transactions we have to get creative. One of the most popular forms of “creative financing” is Seller Financing. This is when the seller owns the property free and clear and the seller agrees to Joint Venture with you while you do the improvements to the property. This way as the investor you don’t have to come up with the funds for the purchase and the rehab. We had a property in Miami that we were able to get the seller to carry the note, pay him interest, which the seller agreed since overall they were getting more for the property as we were paying interest to the seller. This is the power of Seller Financing.
