The BREIA team buys properties in the tri-county area and one of our favorite cities in Dade County is Miami Gardens. One of our partnering investors purchased a property and wanted to offer it through our 70/30 program. We found a buyer for him, but there were some issues on the property to get it certified for Re-Occupancy. In Miami Gardens every property, before it is purchased, has to go through a Re-Occupancy inspection. Code enforcement wants to get paid on every property since the crash of the market, and this is how they do it. Since this property didn’t pass the inspection, we had to restructure the deal to get the buyer to close on the property.
